The initial focus for GreatX opportunities is select-service hotels. Hotels that provide select services generate a more consistent revenue stream than full services. The limited on-site amenities reduce overall expenses, resulting in higher operating margins and better cash flow returns. This hotel segment is one of the most profitable in the United States. All the properties offered by GreatX have at least 3-years of performance history, are located throughout the country, and are affiliated with global brands like the Intercontinental Hotel Group (IHG) and Marriott International.
Hotels have always been an attractive investment, albeit management intensive, so they are not available to most investors. With the creation of the GreatX platform, access to investing in high-value hotel properties is now possible. The Great X platform lowers the minimum investment needed to invest in real estate assets, thus, opening up this market to a larger portion of the population and enhancing the liquidity of the US hotel market.
In addition, the legal owners of hotel properties bear the market risk associated with the business performance and hold the management and fiduciary responsibility (operating expenses, taxes, maintenance, etc.) associated with the properties. GreatX investors benefit from cash flow and appreciation without the hassle of management.
Here’s how GreatX works
We have two different levels of investment opportunities on the platform.
Level 1 allows the general public to invest in US Treasury-backed Principal Protected notes. When someone invests in GreatX, the investment is used to purchase a 10-year US Treasury Note at face value. For each dollar invested, the participant will receive 5 tokens making the face value of each token $0.20. The tokens can then trade tokens in a secondary exchange, like Coinbase or Binance, for example.
On Level 2, investors can pledge their token to a specific hotel based on their choice after evaluating the data provided for that particular hotel. These investors receive an upside from their chosen hotel as an economic ownership of the asset. Great X investors that choose this option are entitled to a share of business profits and asset value appreciation associated with their selected hotel proportional to their investment.
The benefits of GreatX
GreatX gives people an easy, low-risk way of investing in the U.S. hotel industry. As a retail investor, the hotel industry is a very difficult arena to access. By economically owning part of a specific hotel property, investors shoulder none of the fiduciary burdens of asset ownership yet still share in the revenue and value upside of the property while also benefiting from the principal protection assurance, which guarantees against the loss of their invested capital.
To sweeten the deal, token holders are offered a complimentary 7-night stay at any of the hotels in the GreatX network (subject to availability). The 7 free nights renew every year that you are still invested in GreatX hotels.
